Most houses do not need a full-time estate manager. They need an agreed list of things that are always handled — and one person answerable for the list.

First, we listen

Everything begins with listening. Before we measure a single room, we want the story of the house from the people who live it — what runs beautifully, what quietly irritates, what has been postponed for years because nobody could face organising it. We listen, we discuss, and then we support in every way the house asks; no two scopes we write are ever quite the same.

What you receive at the end of that conversation is simple: an agreed list of everything that is covered, one fixed monthly figure against it, and the standing promise that whatever sits on the list is never your concern again. The rest — projects, celebrations, sudden ideas — is arranged whenever you wish, quoted openly, never smuggled into the retainer.

How a solution is made

Every answer we give is built the same way, whatever the question. It starts with experts — our own, or the right specialist invited in. It stands on experience and on facts: the survey done, the measurements taken, the options costed before anyone falls in love with one. Where the puzzle is unusual, creativity earns its seat at the table. And then comes the part most people skip — proper supervision, patiently keeping the promise that was made on paper.

When an issue arises, as issues do in even the best houses, there is no drama. Twenty years of houses means we have almost always met its cousin before — and know precisely whom to call, in what order, and what good looks like when it is finished.

Old friends in every trade

We have worked with many of our contractors for years — long enough to know their work in every season, and for them to know our standard without being reminded of it. We love working this way, and it shows in the results: craftsmanship we can vouch for personally, priority when your house needs someone quickly, and prices that stay honest because the relationship matters more than any single invoice.

It is the oldest form of assurance there is: people doing good work for people they intend to keep working with. Our clients feel the difference — and so, we like to think, do their houses.
